The Q1 results of Saudi Arabia's property developer Dar al-Arkan and the UAE's Aldar Properties back up our view of the relative strength of the Saudi domestic demand story versus that of the UAE. However, their stock prices do not: Saudi real estate stocks have underperformed not only the broader market (which makes sense), but also their UAE counterparts (which makes a lot less sense). We see some potential for catch-up, for three main reasons.
